Bladensburg and the Washington, D.C. metropolitan area are served by the largest Multiple Listing Service in the nation -- Metropolitan Regional Information Systems, Inc. (MRIS). The MRIS MLS has nearly 55,000 active members and it has more than 100,000 active property listings at any given time. In 2008 alone, the MRIS MLS recorded a total of 483,410 listings.
The MRIS MLS member body is made up of real estate professionals residing in and covering the Mid-Atlantic region including Maryland, Northern Virginia, Washington, D.C., many cities in the state of Pennsylvania, and West Virginia. The MRIS MLS covers 22,000 square miles across these five states and it is available to real estate professional members only.
About Washington, D.C. MLS
In simple terms, the Washington, D.C. Multiple Listing Service or MRIS MLS is a database of homes for sale in the Bladensburg area. While the MLS® trademark is owned by the Canada Real Estate Association (CREA) -- as is the REALTOR® trademark -- MLS systems across the country are typically set up as separate corporations. The MLS in any given area is affiliated with its local association of realtors. Now, here's where it gets tricky. Any city or region may have several associations, Washington, D.C., however, only has one major association. When multiple associations do exist, they will sometimes integrate their MLS systems. While other times they will remain separate, which means neighboring areas may be listed on different systems that will not necessarily overlap. Luckily, in Washington, D.C., you'll only need to utilize the MRIS MLS when you're buying or selling a home.
The MLS also serves as a compensation offer between brokers. If one Washington, D.C. broker represents a buyer who purchases property that is listed by another Washington, D.C. MLS broker, they will typically share the commission, and this information is listed in the MLS.
The overabundance of MLS systems available can also create confusion and frustration for many Washington, D.C. agents and brokers. Real estate agents who are not members of a certain MLS service have difficulty gaining access to properties that are exclusively listed with that service. The Washington, D.C. MLS system helps to protect the listings for a given neighborhood or larger community by controlling who has access to them. MRIS offers maximum exposure to houses for sale in Washington, D.C. neighborhoods and it allows agents and brokers to quickly and easily find properties that are listed. Washington, D.C. real estate agents and brokers can also examine commission rates and browse through an extensive amount of data about any given property for sale.
It is important to keep in mind that while Washington, D.C. MRIS membership is over 55,000, not all brokers participate. This means that while the Washington, D.C. MLS service (www.mris.com) does list a significant number of properties for sale, it does not list all properties for sale in Bladensburg and the Washington, D.C. area.
